Tiptoes Lodge, Carnforth

This is a great large at a great price. Its well located around a lake on a quieter part of the leisure village. The bonus of a hot tub makes all the difference. Comfortably sleeps 4. Weather equipped and friendly for dogs. Yes, it has a little bit of where which needs attention but nothing that will take away from a great break.

I have been to this lodge in August 25! At that time apart from a issue with fridge door it was lovely. This time however there was a leak by double bedroom en suite, curtain backing at main entrance was ripped, couch was stained and filthy, pillows lumpy. I love it here as location, hot tub value for money suits us as a family. Our elderly dog finds his way around easily too. But I am likely to think twice about booking here again.

We really enjoyed our stay. A lovely site and position overlooking the pond, in an excellent location to access so many local beauty spots and walks. The accommodation was clean, comfortable and well equipped with a few minor maintenance jobs needed bathroom blinds and a carpet spruce up to make it all 5 star. Thank you for a lovely stay.

The lodge is in need of upgrading. The sofas were worn and stained, carpets were stained and full of dog hair. The furniture was all peeling around the table and chair legs. The fridge door didnt close properly, we had a dripping tap for four days after reporting to Sykes cottages as soon as we arrived. The bedding was stained, old fashioned crockery, some chipped and dirty baking trays left. The outside patio door didnt close properly, rusty outdoor furniture. Dirty bathroom floor and around the bin area in the kitchen. No information left in the lodge about fire evacuation. We reported all these issues to Sykes cottages on day of arrival and we still havent heard back from them since arriving home.

We had a lovely stay, Lodge was clean & comfy. Very peaceful & relaxing. Only fault, Dripping tap in kitchen and faulty fridge door! Would definitely recommend

A few things were broken on arrival. The fridge door wasnt closing properly and kept popping open. The blind in the main bathroom fell of in the middle of the night. The recliner sofa was broken and didnt work. When turning in the lamp by the sofa it smelt of burning. The hot tub jets a few of them were blocked or not very strong so needs a bit of maintenance. Out dated items like old bowls from the 70s that where yellow faded and dirty. Everything had to be cleaned before we could use it. The trim on the balcony had fallen off. Mold on the bathmat and pink mold on the shower screen. Wasnt any information left inside the cabin like fire evacuation locations or bins located had to find out for our selves. A welcome pack with this sort of info would be useful. Location was lovely. Having the duck pond was brilliant and very relaxing. Bed was comfortable and plenty of towels left. Lots of storage on the property. Nice outdoor seating dining to enjoy your evening.

Property was in the perfect location we have stayed in the yelands previously, could do with being cleaned a bit deeper as there was a few dead flys and bottles of beer behind the sofa. But its the perfect place to relax we loved it.

For the price we paid we expected more. Their property was very tired. Stains on carpets, marks walls and furniture generally looked a little tatty. When we took the bin bag out on departure we discovered the inside of the bin was very dirty with lots of grime build up so I cleaned it! Didnt expect to have to wash crockery and cutlery before we could use it. Some jets in hot tub didnt work well and the privacy curtains round it were all falling off and tattered. Fridge freezer was built in and the fridge cupboard door was hanging off. All doors squeaked my husband sorted them! Location was great for Morecambe and the Lakes and we made the most of it, but a bit disappointing for my 50th birthday weekend after having spent over 175 per night

Excellent stay. Will book again. But of practical feedback Could do with coat hook hanger Lights around the hot tub for safety very dark at night Bin is in way better under sink

If people are to take the pets they should clean up if they have accidents. My husband spent a good hour or so just getting stains up out of the carpets from previous guests. Both Bedroom and lounge carpets were filthy! Disgraceful that owners can not clean up after their pets! The lodge needs a lot of work doing to it! The hot tap is dangerous in the bath! It literally came off in my hand whilst showering and I couldnt turn tap off without the help of my husband due to how hot water was! The blind in bathroom fell down as we tried to open bathroom window! The curtain rail in lounge above main door looks like it needs repairing! Privacy curtains around hot tub were ripped, zips broken and totally useless! Throughout the lodge numerous electrical sockets where switches were missing and coming off when switching on. Beautiful location but the lodge needs some serious maintenance work!!

The property was really nice and clean. Lovely view over the pond and peaceful. Site could of had more information for shops and restaurant was shut two days

Very nice lodge. Great location near the little lake with ducks. Many places to go for a walk. Hot tub is a bonus.

This was our second stay and was as good as the first. Prosecco and chocolates were a lovely touch and most welcome. All was perfect, we will return. Just one little niggle... please provide a mop and bucket, the decking was a bit green and our dog end up with green paws! we were forever cleaning them... Thanks for a wonderful stay!

Cosy little lodge really enjoyed our stay

Lovely stay at the lodge. Wasn't as clean as I expected as there was a few bottles, sweet wrappers and marks on the floor. Did run out of gas after a day and a half and didn't know who to call, had to ask another lodge that lives there for who to contact. We also had an issue with the hot tub on day 4 when it wouldn't heat up so couldn't use it as it was too cold. Overall was a nice stay

Location was lovely, and next door neighbour was nice. Theyre the only positives of Tiptoes Lodge. The lodge on arrival STANK of stale smoke in every room. I wasted so much of my perfume on trying to conceal it but it only helped for an hour or two. The smoke set off my asthma, and as I use a CPAP mask, I couldnt sleep for the air being pumped directly into my lungs. The sofa recliner doesnt work on one end, and the other end has been sat in so much that it leaves you sitting on a slant. There was rubbish like bottles, hair bobbles, glow stick etc under the sofa when we moved it round to view the TV better. There was also rubbish like wrappers and hair under the bedside table in the twin room which we moved to put the beds together in. Someones old socks under the twin beds. The twin beds are tiny and only suitable for children up to early teens. Beds were so squeaky that we had to tighten the bed frames to help with the noise. The dishwasher was filthy, had mouldy food in the bottom, the filter was full of old onions and peppers. Dirty water lining the bottom, so wasted a dishwasher tablet trying to clean it once Id washed the filter out. It made the whole lodge smell of bin juice when we first opened it up. The curtains have mould on the bottom of them in the master bedroom and living area. The hot tub is a hazard in itself. No bar to fold the lid back on were a couple with disabilities and this was really painful to remove and put back on as most of the handles have snapped. Once youre in, its lovely but no cleaning tablets left, so it got dirtier and dirtier as the holiday went on, as no one comes to maintain it. The directions were quite vague, and trying to find the key safe is impossible to find in the dark when we checked in later in the evening. Unfortunately, Sykes cottages landline and mobile were closed so couldnt get help as all staff had left for the evening in the main restaurant. We spent more time cleaning than we did relaxing. We checked out a day early because we couldnt stand it anymore and checked in to a wonderful pub in Lupton to make up for the holiday. Would not recommend to anyone, especially when the owner refused to agree to any form of compensation. Sykes did their best but even with photographic evidence, it didnt help. There are so many beautiful places to stay around this area, go anywhere else but here!

Lovely place to stay nice and peaceful. Would definitely stay again. Maybe better if there was a few instructions for stuff such as the hot tub and central heating. Other than that brilliant 4 night stay kids loved the hot tub which is a great bonus

The lodge is in a beautiful location overlooking the pond. We had a heron visit everyday and sat hours watching it from the sitting room. If you want a quiet relaxing holiday then its perfect. The only suggestions which we think would make life more easier for other guests would be 1. To provide a shoe rack for somewhere to stack your shoes. It would stop the carpet and flooring getting muddy. 2. Perhaps fit a coat rack in the hallway. We had no where to hang our coats. We would definitely recommend Tiptoes Lodge.

Had an amazing time at tiptoes lodge! The property itself was comfortable, clean, and had most things you needed. Hot tub was an added bonus. Loved sitting watching the ducks on the pond and sometimes just sat for hours watching them from the sitting room it was so relaxing. Plenty of bars and places to eat or takeaways in carnforth too and some shops. Would suggest walking up warton cragg as absolutely sunning views!! Only thing i could mention as a minor whinge and i mean very minor as we had such a lovely time is maybe more essential housekeeping things could have provided like bin bags, tin foil etc but as i say only very minor as everything else was perfect. And maybe a bottle of wine on arrival . But all in all we had a fantastic time we loved it here.

Only thing disappointing was that we didnt find out until we got to the lodge that the swimming pool was extra cost. It was one of the read we booked it

Hi, Directions to the lodge were a bit ambiguous, starting point was from A6 which is quite a long road. Better starting point would have been junction 35 on the M6 especially if not familiar with the area. Finally found the lodge and pleasantly surprised how spacious and cleaned it was. Well maintained and well equipped. Site was clean and pleasing to the eye. Soon found the TV wasnt receiving a signal for any terrestrial channels and on demand channels were limited. The TV remote didnt work either. There were no instructions on how to hook up to the free WiFi so had to rely on using phone data to use the internet. Pointed this out to Sykes and they promised to contact owner to remedy these faults but after a couple of days said they couldnt get hold of them so nothing was done. Good job it wasnt anything serious! Would have helped if there were written instructions on how to operate the microwave, turn on the heating, using the hot tub and operate the TV. Also, some tips on where to eat, local attractions etc. One last whinge, the two single beds arent really suitable for large adults but for children up to early teens. Apart from the above, it didnt stop us from having a nice break in the Lake District as we only used the lodge as a base in the evening. Would I use Tiptoes Lodge again? Probably not. And Sykes Cottages? The jury is still out.

We had a great holiday. The lodge was ideal and in a great location. We appreciated the owner showing an interest and coming round to check that everything was okay for us. We would have no hesitation in booking again. The WiFi password and the barrier code for vehicle access were not communicated to us beforehand, but the owner gave us these promptly when contacted.

I highly recommend this place is very cool it is very calm if you want to relax

Not sure who ls responsible for this, but when we arrived we collected the Lodge keys from the key safe. On the keys was a fob to lift the barrier so the car could get through. However there was no where to scan the the fob to open the barrier, we were then told we needed a code to open Barrier, which someone kindly gave us. Sykes cottages didn't make us aware of this?. Also big health and safety issue with Hot Tub. In order to get into the hot tub the lid had to be removed each time, as the lid had got no form of hinge we had to lift it to the ground, and lift back up each time to cover Not good for a 70 yr old and daughter. Accident waiting to happen. Also the tub was not maintained through the holiday, no cleaning solutions added, so by the time a few days had passed, it wasn't fit to get in. Another health issue. Other than that the Lodge is beautiful and the setting is perfect. Spoilt a bit by the 2 issues. Would appreciate your feedback on this.

Tiptoes Lodge was just how we expected it and the view was brilliant. The lodge had everything we needed and it was well laid out, even had an ensuite in the main bedroom. The hot tub was lovely and relaxing and a table and chairs situated on the decking overlooking the pond. The owner Steve was always helpful and gave us a bottle of prosecco and box of chocolates to welcome us. I would definitely recommend and hopefully be back here ourselves. A fandabidosi time was had by all
